Residential and office building "Vinzent", Munich

In the Neuhausen district, a mixed-use development combining residential and commercial spaces is taking shape in a central location within the St. Vinzenz quarter. The new development embodies a high-quality, sustainable and cost-effective building concept that sets a new standard for timber construction in the city centre: as one of the first buildings of its kind in Munich, this development forms part of a perimeter block constructed using a timber-reinforced concrete structure.

The timber façade is a consistent expression of this hybrid construction method. It envelops the building structures along Gabrielenstraße and Rupprechtstraße and distinguishes, in terms of colour and texture, between the office and residential uses behind it. The greening of the façade using integrated plant troughs underlines the project’s sustainability ethos and adds value to the street environment as well. The solid plinth and horizontal banding provide a link to the neighbouring Wilhelminian-style buildings. The staggered heights of the building elements allow for the creation of numerous roof terraces. All flat roofs will be extensively greened. The raised corner of the building creates a tectonic connection within the neighbourhood whilst simultaneously emphasising the newly created urban block. The planned daytime café on the ground floor, featuring a kiosk and a co-working area, aims to foster a sense of community.
