The objective of the design is to create a vibrant, forward-looking complex with its own identifiable character. Features typical of the local area served as inspiration for the general shape of the residential and commercial buildings, using the diversity of the neighboring architecture as the typological starting point in our vision of the complex’s basic components. The spacious recreational areas and the recently uncovered Hachinger stream enhance the appeal of the new quarter.
The development extends across almost 15 acres (6 hectares), divided into eight separate sites for eight different buildings with varying heights, individual identities and equally diverse open spaces. The structures build on and reinterpret the architecture of the surrounding neighborhoods, creating a link between existing and new construction. The diversity in the building typologies facilitates flexible floorplans for different residential concepts. In addition to apartments optimized for families, single parents and senior citizens, the complex offers work/life units that give residents an option to use the ground floor space for offices, services or small businesses. This diverse social mix invites both subsidized and privately-financed construction. Rounding out the residential complex, the design includes retail and commercial units as well as arts and craft workshops, offices and restaurants, the majority of which face the central plaza. There are also three daycare centers in the complex, each with their own spacious outdoor areas. Facilities like the senior citizens’ café and the sports complex for young people offer opportunities for cross-generational recreation.
In an attempt to keep noise immissions in the new quarter to a minimum, the space is closed off at the north end facing the railway workers’ building cooperative and Truderinger Strasse. The other boundaries are fluid, whether they face the public green spaces to the south, the green belt and biotope to the west or the Hachinger stream to the east. Thanks to the walkways through the communal open space and between the various buildings, residents and visitors experience the complex as a unified whole, despite the diversity in its architecture.
