The high-rise acts as a gateway to the city of Munich. In both height and form, the tower is defined by the urban context as a clear end point for the serpentine low-rise buildings directly adjacent.
Concentrating the cubic capacity in a high-rise tower enables the complex to provide the required office space, while also preserving the existing biotope and adding a lake with a promenade.
The development comprises a high-rise, an entrance hall, a low-rise building and an underground parking lot. Thanks to the consistent use of the project’s design principles, the complex is seen as a cohesive, site-specific ensemble.
On three sides, the complex is sheathed in an aluminum cocoon. The seamless glass façade of the remaining frontage is a top-to-bottom “display window” that acts as a sound barrier for the entire building.
The double-skin façade offers a nuanced appearance with a combination of elements that are light-deflecting and light-conducting, absorbent and reflective. In an aim to optimize ventilation in the tower’s main office space, pre-conditioned air from underground ductwork is distributed equally across all stories through natural thermal circulation.
