In the heart of northern Munich, a vibrant, innovative, and diverse residential district is taking shape on a former military site. In line with its objectives, the project is designed as a sustainable development that not only provides attractive and affordable housing but also integrates social, cultural, and commercial facilities, including local amenities, retail, and services. The MU1(3) construction site forms a key part of the Bayernkaserne master plan and plays a significant role in creating a lively neighbourhood.
The design is characterised by a functional, modular construction method with a high degree of prefabrication, enabling flexible and appealing living solutions. South-facing colonnades, loggias on the outer façades, and balconies in the courtyard give the building a distinctive structure and reinforce its identity as a residential development.
A combination of multi-access and gallery-style layouts allows for predominantly dual-aspect apartments, creating open and functional floor plans that can adapt to residents’ varying needs. Another key feature of the building is its sense of identity, reinforced through thoughtfully designed outdoor spaces. The landscaped courtyard, following the concept of "urban wilderness," offers both open and sheltered areas for residents to enjoy. A rooftop garden promotes biodiversity and provides space for small events, while urban gardening encourages self-sufficiency. Flexible commercial spaces on the ground floor contribute to a vibrant neighbourhood, ensuring long-term sustainability through ecological materials and energy-efficient construction.
This project brings together sustainable architecture, flexible living concepts, and a strong sense of community to create a forward-thinking and lively urban district.
